SXSW Woodbridge Condos is a new condominium and townhouse development currently in pre-construction at 7082 Islington Avenue. It is scheduled for occupancy December 2022.

About SXSW Woodbridge

SXSW Woodbridge features a parkside collection of condominiums and townhomes alongside resort-style amenities, such as a fitness facility, a steam room and yoga studio, a pool, a coffee bar/lounge, a pet wash, and a community park.

The community park abounds with family-friendly amenities in and of itself, including a bocce court, basketball court, ping pong tables, chess tables, bike rack, outdoor dining space, children’s playground, look out and walking trail.

The development also features shared workspaces, private meeting rooms, and various seating areas throughout.

The condos range from one-bedroom to two-bedroom+den suites, anywhere from 571 square feet to 1,242 square feet, with prices starting in the high $300Ks.

SXSW Woodbridge Financials

SXSW Woodbridge condo suites start in the high $300Ks. This includes a storage locker. The deposit structure is as follows:

  • Balance to 5 per cent in 30 days (1 month)
  • 5 per cent in 120 days (4 months)
  • 5 per cent in 365 days (1 year)
  • 5 per cent in 600 days (about a year and a half)
  • 1 per cent at occupancy

Underground parking will be available for purchase at time of sale for an additional $40K.

Maintenance fees are expected to cost approximately $0.58 per square foot per month, and includes common area maintenance, exclusive use of amenities and parklands, shuttle bus service, building insurance, reserve fund contribution, landscaping, and snow and garbage removal.

Property taxes are approximately 0.73 per cent of the unit’s value (as of 2018).

The SXSW Woodridge Neighbourhood: Woodbridge

Located north of downtown Toronto in the Greater Toronto Area, the SXSW Woodbridge development is a short driving distance to a number of family restaurants and quaint bakeries and cafes (If you’re in the area, try visiting Molisana Bakery and Nino D’Aversa – yum!).

The Woodbridge Fairgrounds is also nearby and, from May until October, food festivals and fairs set up camp here, providing entertainment for all ages (think: Pizzafest, Ribfest and more).

If rest and relaxation is more your thing (let’s face it, family restaurants aren’t necessarily the place you would go to rest and relax), the SXSW Woodbridge development is also a short driving distance to a number of beautiful golf courses such as the The Country Club, Humber Valley Golf Course, National Golf Club of Canada, and Thornhill Golf and Country Club, among many others. It is also just minutes from one of the larger Cineplex Odeons, which includes an IMAX theatre.

For the shoppers in the family, Vaughan Mills and Yorkdale Shopping Centre are within close driving distance as well.

From an accessibility perspective, SXSW Woodbridge is near the Highway 407ETR – a paid toll road that runs east to west across the GTA.

For those with kids, education is well-rated in Woodbridge. Most public schools in the area score very high on the government’s EQAO tests and the bar is especially high in the Catholic school board and private schools in the area. An added draw: York University and Humber College are nearby too.

Why invest in SXSW Woodbridge?

I believe SXSW would appeal to specific investors:

  • Young couples/families looking for an affordable, family-friendly place to live. The amenities are fantastic – especially for young kids – and house prices in Woodbridge are notoriously high right now
  • Empty nesters who would like to downsize, enjoy maintenance-free living, and yet still want to stay in the Woodbridge area
  • Those with school-age children  – whether younger (to avail of the excellent nearby public and Catholic schools) or even older kids who are attending York University or Humber College

Investors will likely find renters within the aforementioned target markets as well, and most particularly for students attending York University, since renting at a location like this would be comparable (if not better) than staying in student housing on campus.
